The single most-asked question we get in Dubai is how often a residential AC needs professional servicing. The short answer: more often than the manufacturer's manual suggests, because our climate is far harsher than the one those manuals were written for.
Manufacturer manuals are written to a global average — temperate summers, low humidity, minimal dust. Dubai delivers the opposite: 45°C+ outdoor temperatures for months, coastal humidity, and fine airborne dust year-round. Every one of those factors accelerates wear on the same parts a manual assumes will last twelve months between services.
Recommended service schedule
- Split AC (apartment): full service every 6 months — one before summer, one mid-season.
- Split AC (villa): every 4 months when units run most of the year.
- Central / ducted systems: quarterly filter change, full service twice a year, coil deep-clean annually.
- Window units: full service every 6 months plus a mid-summer filter clean.
For families with young children, allergy sufferers or pets, add a mid-cycle filter clean between services. Air quality benefits are immediate and it prevents dust reaching the evaporator, which is the single most expensive coil to clean.
What a real service actually includes
A proper service is not a wipe-down. It is a filter clean, indoor and outdoor coil wash, condensate drain flush, blower balance check, gas pressure reading, thermostat calibration and an electrical safety check. If your last service took less than 30 minutes per unit, it was not a full service.
How to tell a real service from a token one
- The technician removes and washes the indoor blower wheel — not just wipes the front.
- Coil chemicals are rinsed with pressurised water, not sprayed and left.
- Gas pressure is measured with a gauge manifold, not estimated by touch.
- The condensate drain is flushed until water runs clear from the outlet.
- You are given a written checklist of what was done and any readings taken.
